We are not affiliated with any estate agent, letting agent, relocation agent, deal sourcer, or any other party involved in property transactions. We operate entirely independently and receive no referral fees or commissions from any third party. Our sole obligation is to the client who commissioned the report.

We provide honest, unbiased observations and property intelligence only. We do not make guarantees, predictions, or specialist assessments of any kind. This service is not a structural survey, formal valuation, legal advice, or financial advice. No claims are made regarding the condition, value, or suitability of any property.

This service is intended to support your decision-making process, not replace your own judgement or your decision to view, purchase, or withdraw from a property. It exists to plug the gap of efficiency, provide additional due diligence, and inform your decision. The decision to proceed with any transaction rests entirely with you.

Reports are normally delivered within 48 hours of the viewing via a dedicated Google Drive folder containing the written report, remaining photographs, and video walkthrough. Delivery is subject to the viewing taking place as scheduled and full payment having been received.

The report and its contents are provided only to the individual or individuals the report was prepared for. The report must not be shared outside that group without prior written permission from Withering House.

All photographs and video footage contained in your report are provided for your private use only in connection with your property decision. They may not be published publicly, shared on social media, used for commercial purposes, or passed to any third party without the prior written consent of Withering House.

By commissioning a report you consent to your name and contact details being shared with the relevant estate agent where necessary to arrange or complete the viewing. This does not apply where your enquiry has come through an estate agent referral and your details have already been provided to us by that agent.

Full payment must be received before the viewing takes place. The viewing will not proceed until payment has been confirmed. Bookings are not considered confirmed until payment is received.

Cancellations made more than 24 hours before the scheduled viewing will receive a full refund. Cancellations made within 24 hours of the viewing may not be refundable unless otherwise agreed. A full refund will be issued if the property is taken off the market before the viewing, if the estate agent cancels or restricts access, or if Withering House is unable to attend for any reason. If access is partially restricted on arrival and only a partial viewing is possible, a partial refund or credit toward a future viewing may be offered at Withering House's discretion.

If two or more enquiries are received for the same property simultaneously, the viewing will be offered on a first paid first booked basis to avoid any conflict of interest by Withering House. All parties will be informed if there is competition for the same slot. Information obtained for one client will not be shared with another.

Observations reflect the condition and circumstances of the property at the time of the viewing only. Withering House accepts no responsibility for changes to the property after the viewing date, or for issues that were not visible, accessible, or apparent during the visit, including anything behind walls, beneath floors, within roof spaces, or requiring specialist equipment to identify.

If the estate agent cancels the viewing, restricts access, or the property becomes unavailable before or on the day of the viewing, a full refund will be issued. If access is restricted on arrival and a full viewing cannot be completed, Withering House will contact the client to discuss options before proceeding.

Withering House accepts no liability for any decisions made by the client on the basis of a report, or for any loss arising from those decisions. Our total liability in connection with any booking shall not exceed the fee paid for that specific service.

Your personal details — including name, email address, and property information — are collected solely for the purpose of providing the viewing service. Your data will not be sold, passed to third parties, or used for any purpose beyond delivering your report and communicating with you about your booking.
